Total scamsters we cancelled them March 2020 we didn't hear from the again until much later on in the year they suddenly appeared and began pursuing us for a completion that did come from them but their fees were well out of bed. They were trying to charge us 70% of our sales fee to client. This is because we offer flat fee and the % fee didn't work out. When we accepted the instruction we explained over the phone the fees were wrong however that person who agreed to adjust the invoice wasn't there post covid lockdown one. I was willing to pay them their cut so whatever the percentage is of our flat fee. They began threatening us court action and harassing us. I sent the part payment of their invoice the amount they should have been entitled to. This wasn't good enough. They then tried to say they didn't receive notice to cancel the 2 x monthly subscriptions many months earlier and out of the blue raided our business card for approx 22 payments in one go. My bank agreed this was fraud and returned the payments. I forwarded them 'signed for post' evidence of us cancelling the membership in March 2020. My next step would have been to send the a cease and desist letter via our lawyers. To summarise the service they provide is to muscle in and help themselves to estate agents fees after all the hard work that is involved and they want hundreds of pounds for simply passing a lead full stop. There is also more to it in the background as they play games such as emailing 'your own clients' trying to get them to switch to other agents for payment. I was shocked at their lack of desire to 'work with the agents' had their attitude been better I am sure that there is a way it could have worked. We are a based from home business model. Husband and wife team in our local town I then spotted that they actively claim to support high street agents and they actually have a 'how good are online agents' page on their website where they suggest a High Street agent - which we are not, they advise against using an agent charging a flat fee. They were actively touting for business from us knowing they don't recommend our business model. Yet many estate agents regardless of their business model, in our area, charge a flat feel. Far too many unhelpful contradictions can be found. There is a much simpler way to get an agent - Google - type in estate agents in Newcastle Great Park or Gosforth for example and they all come up alongside their Google reviews. Or you could look them up on Facebook and get an idea of the brand and enquire regarding fees. Theres another really old fashioned way and just look for 'sold' boards in your area. By going directly to the agent a fair fee can be charged rather than us having to inflate our fees in include Get Agents cut. Valuable lessons learned and cut out the middle man.
